Occupancy of branded hotels in Georgia is increasing
In 2024, the average occupancy rate reached 53.1%, while in the peak season it was 70%. Even greater growth is expected in 2025.
According to data from the international research company STR Global, the average occupancy of branded hotels in Georgia in 2024 was 53.1%, which is 5.3% higher than the figure for 2023. The highest occupancy rate was recorded in July (70%), confirming the seasonal activity from July to September. The data was provided by the National Tourism Administration.
The growth in the number of accommodations in 2024 was 49.8% compared to 2019.
Giorgi Dolidze, founder of HSC Group Hospitality, noted that the growth trend will continue in 2025. "Our hotel occupancy increases every year, and our pricing policy is adjusted according to market conditions. In 2023, the average occupancy was 65%, in 2024 it exceeded 70%, and in 2025 we expect to reach 75%. At the same time, we raised prices by 10%."
Dolidze also emphasized that even in the low season (January-February), hotel occupancy in Tbilisi is between 45−55%, which is 3−5% higher than the figures for the same period in 2024.
Despite the increase in the hotel stock, branded hotels continue to demonstrate high occupancy rates.
In addition to the growth in occupancy, Georgia is actively developing its hotel sector. In the coming years, up to 15 international hotels are planned to be opened, indicating heightened interest from investors and global brands in the Georgian market.
According to Dolidze, if entering the market 10−15 years ago required extensive research and preparation, today, Georgia has established itself as a promising tourist destination, attracting the largest global hotel chains.
