How much did apartments in different segments cost in Tbilisi in 2025?
According to TBC Capital, the average price in Tbilisi in 2025 reached $ 1,312 per square meter. However, within the market the variation is significant prices ranged from $ 786 to $ 4,088 per sq. m depending on the segment.
Between 2019 and 2025, the strongest growth was recorded in the “economy+” segment with a +9% CAGR.

In 2025, residential construction permits in Tbilisi reached 1.28 million sq. m (+2% year-on-year). New supply was mainly concentrated in Didi Dighomi, Isani, and Gldani.
Tbilisi remains a heterogeneous market: the citywide average price says little without understanding the segment and location.
