The contract was signed remotely in October 2023.
Payment conditions:
Total cost of the apartment: $ 17,900 interest-free installment plan for 60 months.
The initial payment was 30% = $ 5,370
Monthly payments: $ 208
Within a year, the prices of apartments in this residential complex have significantly increased, and the demand for real estate continues to grow. We suggested the client sell his apartment to lock in the profit.
September 2024: the studio was sold for $ 28,640 with the transfer of the remaining debt of $ 10,192 to the new owner (49 monthly payments of $ 208).
The investor invested only $ 7,658, which was the sum of the initial payment and 11 payments ($ 5,370 + 11 x $ 208).
The agency commission amounted to 5% of the final sale amount = $ 1,430.
Calculation of net profit:
Initial cost: $ 17,900
Sale price — remaining debt = $ 28,640 — $ 10,192 — $ 1,430.
Thus, the net income on the invested $ 7,658 amounted to: $ 9,460.
Under these conditions, the investor received:
ROI (return on investment) = $ 9,460 / $ 7,658 ≈ 123.5%
The estimated IRR (internal rate of return) was ≈140% per annum.
